How Long a Rental Property Cleanout in Boise Really Takes
It's a common situation. A tenant moves out, the new lease starts on the 1st, and the landlord finds a garage full of furniture nobody's claiming. That's how a lot of our property cleanout work in Boise starts.
The first question is almost never about price. It's "how fast can you get this done?" For a rental property cleanout in Boise, the honest answer is usually faster than you'd expect, with a few catches worth knowing.
How long a rental property cleanout in Boise takes on site
A lot of rental jobs go quicker than landlords expect. A small unit with a couch, a mattress and some kitchen leftovers doesn't take long.
A bigger house where the tenant left half their life behind is a different animal. Add a garage, a shed and a backyard, and the job gets a lot longer.
Square footage doesn't really set the pace. What matters is how much stuff there is, how far we carry it, and whether it's boxed or loose.
A stack of taped boxes by the door goes fast. A basement of loose clothes, broken toys and old paint cans doesn't, because every piece gets picked up and looked at.
We sort as we go. A lot of what comes out of rentals is still good, so donations get set aside and recycling gets pulled before anything heads to the Ada County landfill.
It costs a little time. We think it's worth it.
The part that happens before we show up
This is where landlords lose days without noticing. The cleanout itself might not take long, but getting to it can drag if things aren't lined up.
Step one is a free on-site estimate. We walk through, look at everything, and give you a firm price before anything gets touched. We get out as soon as the schedule allows, and same-day is possible when there's room.
Then there's the question of whether you're actually allowed to remove things yet. If a tenant left belongings after an eviction, or just stopped answering texts, get the legal side handled first. Idaho has rules about tenant property, and we're a cleanout crew, not lawyers.
Tip: Walk the place yourself before the estimate and pull out anything that stays with the unit, like spare keys, the mailbox key, window blinds or the fridge. It's a lot easier to set those aside first than to flag them while we're carrying things out.
Fitting a property cleanout into a Boise turnover
If you're turning a unit between tenants, the cleanout is one piece of a bigger puzzle. Carpet cleaning, paint touch-ups, a deep clean and a repair or two all have to fit in the same window.
The cleanout goes first. Every time. Painters can't paint around a dresser.
So if you've only got a short window between leases, we aim to be done early in it. That leaves the rest of the time for everyone else.
Same-day service happens when the schedule has room. But if you know someone's leaving at the end of the month, call ahead and you'll get more say in when we show up.
What slows things down
None of these are dealbreakers. They just add time.
Locked or blocked areas. If the garage opener left with the tenant, or the shed has a padlock nobody has a key for, we're stuck until someone sorts it out.
Heavy, awkward stuff. Hot tubs, pianos, gun safes and old upright freezers take extra hands. We can handle them, we just plan for them.
Hazardous leftovers. Paint, motor oil, propane tanks and old chemicals can't go out with everything else. We'll set them aside and tell you how they need to be handled.
Weather. Clearing an attic in an older North End house in July is no joke, so we start early on hot days. In winter, icy steps and frozen yards out in Kuna or Star slow every trip to the trailer, and we'd rather take longer than slip.
Tenants who aren't quite gone. It happens more than you'd think. If someone's still loading their car, we wait or come back.
Nothing gets cleared until the space is actually yours.
Should you just do it yourself?
Sometimes, sure. A few trash bags and a broken chair don't need us. Toss them in the pickup and make a dump run.
A full unit is another story. You're renting a trailer, rounding up friends who may or may not show, figuring out what the landfill takes and driving donations around town.
That eats a weekend fast. Yes, we'd love the work, but we'd honestly rather you call us for the jobs where it actually saves you time.
For most landlords the math is simple. Every day a unit sits empty is a day of lost rent. If our time gets you to paint and showings sooner, that's what you're really paying for.
Bottom line
How long a rental cleanout takes around the Treasure Valley comes down to how much is left, how it's packed, how far it has to be carried and what's heavy or hazardous. The real delays usually happen before we arrive, so book the estimate early and get the legal side sorted.
