Rental Property Cleanout in Boise for Out-of-Town Landlords

You own a rental in Boise, but you live a few states away. The tenant just moved out, the property manager says there's "a fair amount of stuff" left, and you're trying to picture what that means from a phone call.

Plenty of Treasure Valley landlords end up right there. A rental property cleanout in Boise is pretty simple when you're standing in the driveway. It gets harder when you're running it by text from somewhere else. Here's how to handle it without booking a flight.

First, get someone to look at the place

"A fair amount of stuff" could be a few bags and a broken recliner. It could also be a garage packed to the rafters and a backyard full of old tires.

The size of the job shapes everything else, so start by getting a clear look. If you have a property manager, ask for photos of every room, the garage, any shed and the yard. No manager? A neighbor or a friend you trust can do it.

Photos help you plan. They don't replace seeing it in person, though. Weight, stairs and whatever's behind a closed closet door only really show up when someone walks through.

That's why we do a free on-site estimate and give you a firm price before anything gets touched. If you can't be there yourself, a property manager or someone you trust can let us in.

Sorting out keys and access from out of state

This is usually where remote cleanouts stall. Not the hauling. The keys.

A lockbox on the door is the easiest setup. Your property manager can usually handle it, and a lot of landlords already have one from showings or repair visits.

If the house sits in a newer subdivision in Meridian or Star, find out whether the HOA has rules about trailers or work hours. Older neighborhoods like the North End come with their own quirks, like narrow streets and alley access that change how a crew loads out.

Think about utilities, too. Once the power's off, a dark basement is slow going. Keeping the lights on until the place is empty saves everyone some trouble.

The tenant's belongings come before the cleanout

If you only take one thing from this post, make it this one.

When a tenant leaves things behind, Idaho has rules about how a landlord handles them. Your lease matters as well, and so does whether the tenant actually gave up the place or left after an eviction.

Heads up: Don't assume everything left behind is trash. If there's any chance the tenant is coming back for things, talk to your property manager or a local attorney before you schedule the cleanout. Once it's hauled, you can't un-haul it.

We're a cleanout crew, not lawyers, so we won't tell you what the law says about your situation. What we can say is that cleanouts go a lot smoother when the owner has settled this question first.

Want something set aside? Paperwork, keys, mail, a box the tenant asked about? Tell us before we start. Even better, have someone pull those items out ahead of time.

What moves the cost of a rental property cleanout in Boise

You probably want a number before you agree to anything. Fair enough. We just don't quote sight unseen, because the price depends on the space and the work involved.

Volume is the big one. How much is in there, start to finish?

Weight comes next. Appliances, a mattress soaked from a roof leak, or a stack of old concrete pavers in the yard take more effort than a couch and some boxes.

Access counts too. A ground-level ranch in Nampa with a wide driveway is a different day than a split-level on the Bench with steep stairs down to the basement.

Then there's where everything ends up. A lot of what comes out of rentals gets donated or recycled, which beats burying it at the Ada County landfill.

Some things need their own handling. Old paint, chemicals and tires can't just ride along with everything else. Rentals over in Caldwell or Middleton fall under Canyon County's drop-off rules, so the details shift a little depending on which side of the county line you're on.

Whatever the final price is, that's the price. No hidden fees showing up on an invoice later.

Paying and checking the work from a distance

When you can't see it yourself, you want to know the job's done. Ask for before-and-after photos, and have your property manager do a quick walkthrough once the house is empty.

Paying from far away is easy too. We take cash, card and Venmo, so nobody has to mail a check or meet us at the door.

How fast it all happens comes down to how much is there and how quickly access gets sorted out. Season plays a part. Summer gets busy with lease turnovers all over the Treasure Valley, and in the middle of winter, icy steps and a frozen yard slow down loading. Same-day service is possible when we have room, but don't plan on it if the house is full and nobody has a key yet.

Getting a Boise property cleanout done without flying in

Get photos. Settle what happens to the tenant's belongings before anyone touches them. Sort out the keys early. Do those three and the rest is mostly just hauling.
